PPRA Warns Property Practitioners: Final FFC Deadline Approaching

The Property Practitioners Regulatory Authority (PPRA) has issued a final update on 2026–2028 Fidelity Fund Certificate (FFC) renewals, with a clear warning: if your renewal isn’t fully compliant, you risk delays until January 2026—plus penalties. While the PPRA has thanked practitioners for their patience amid ongoing IT system improvements it encourages all remaining applicants to take immediate action to avoid further delays.
What is an FFC, and why does it matter?
An FFC is a legal requirement under the Property Practitioners Act. Without a valid certificate, property practitioners—including estate agents, principals, and managing agents—may not legally operate or earn commission. The PPRA uses FFCs to ensure compliance, accountability, and consumer protection in the property sector.
Here’s what you need to know from the latest PPRA notice:
Fully compliant renewal applications—with proof of correct payment—have been processed, and the final batch of 2026–2028 FFCs will be issued by 19 December 2025.
If your application was incomplete or missing payment, your FFC will not be issued until the issue is resolved.
A large number of employee FFCs are still on hold because their principals have not renewed their own certificates. The system cannot issue FFCs to employees if the principal is not compliant.
Missed the grace period?
The PPRA’s grace period only applied to renewals submitted between 1 and 30 November 2025. If you’re applying now, in December, you will be subject to late penalties.
Applications that were submitted late, are incomplete, or linked to non-compliant principals will only be processed in January 2026.
